After living twenty years on Lake Keystone, in Cleveland, Oklahoma, it became necessary for us to put our beloved home up for sale. Our health had deteriorated to the point that the Doctors felt that we needed to be nearer to the Major Hospital for the special needs that we had. We did not want to leave our home, but recognized that the going was inevitable. We called in Tom and Bev whom we knew by reputation alone. They were prompt in responding to our call and set up a very professional meeting to discuss selling the house, pricing and strategy. We knew we were in good hands right at the beginning.......
Within NINE days of listing the home, Tom called with the magic words "I have an offer on your house".....we could hardly believe it...This is during the so called Worse housing market economy (2010). The offer was presented to us at just about the asking price and with a closing date that would accommodate our move to a retirement home, and still give us time to clean up the house and make it presentable for the new buyer........The buyer was pre-approved for a mortgage, so we didn't have any of that hassle.....A house inspection took place and small stuff was asked to be fixed, which we did. Then the big kicker came that the Septic System did not pass inspection and had to be replaced. The buyer agreed to let us replace the system of "his" choice and the buyer, along with Tom handled the whole transaction, we just paid the bill......Tom's handling of this septic problem, and saving the sale all along, went above and beyond what one expects of a Realtor.....but to Tom that is part of what he signs up for..........Needless to say, the septic system got replaced beautifully (if such words can be ascribed to a septic system) and the buyer is so pleased with his new modern system............Tom was in charge all the way and made sure that everything happened properly and within time frame......He drove up to our new home, over two hours, for us to sign the closing papers, and, again, showed his concern and care for the people involved, not just the transaction.
We can't praise Tom enough for the professionalism and business like approach to a major investment. He is a true professional realtor in every sense of the word. He knew the right price to put the house on the market, he knew the right buyer to bring through, he is an excellent communicator while all the craziness is going on with mortgage companies, underwriting and such, and he is extremely sensitive to the needs of his clients (both seller and buyer). We sold our house during a time that five other houses were on the market in our neighborhood. He was spot on the pricing and identifying the right people to enjoy our home......we are so happy that we chose Tom and Bev. They sure came through for us....

My Hat's Off to You!
March 28, 2007
I received my FedEx package with the final paperwork and proceeds from the sale of my house in Cleveland, Ok.
My hat is off to you for making a very fast and pleasant experience of this sale.
Your professionalism and abilities to get the project moving and swiftly bring it to a close are above board. Ten days from listing to contract. That must be close to a record.
It seemed as if you were personally involved in the sale. Much like you were selling your own home.
Several people I know in the area recommended you and Bev as agents when I asked if anyone knew a Realtor. In my past experiences with recommendations I have found that I was left with a little disappointment over some issues. NOT in this case. I can not think of one thing I wish had gone differently.
You can now add me to the list of people that would highly suggest that people deal with you.
I now feel like I have a new friend in Oklahoma.
Thank you seems so very inadequate, but I Thank you from the bottom of my heart.
Your client and friend

My wife and I have just sold our home after just under 2 years on the market.
We had built a new home and our financial plan was to have our 1st home SOLD by the time the new house was completed. I have 25 years experience in the construction business and we completed the new house 2 months late and 15% over budget, but, on the whole, considered the venture a success. We had only bought one house in our lives and had no experience in Real Estate Sales. It was a very expensive decision we made to attempt to sell the 1st home ourselves.
At the time we put the house on the market, houses in the neighborhood were selling on a 60 day average. We thought our problem would be selling too quickly! Without the professional help and market knowledge of what was really going on in home sales, we found ourselves 1 year later with 2 house payments and the expenses of utilities on both properties. The financial (burden) was becoming unbearable.
We engaged the resources of Coldwell Banker, namely TOM AND BEV HERRING. From the first meeting to the last, the advice and professionalism that they brought to the process resulted in selling the house in less than 90 days (Realtor note: MLS showed sale to be 65 days) at a price we frankly didn't expect. We were extremely pleased with the extra effort they brought to our situation. They helped and coached us through a difficult time and we are deeply thankful.
You can be assured they will be the first call made in any future real estate business we may have.

(Realtor Note: The home was actually listed twice with limited service brokerages and the showings were conducted by the Owners.)
Happy Buyer
Thank you for working this out for me. You kept me apprised of every development and were always easy to reach. You looked out for my interests while treating the seller fairly. Thank you for working this out for me. Thank you for treating a $52,000 sale with the same attention you would give a $52 million sale.
If I can ever do anything for you, Bev or Gabby (our parrot), I will be there before you can finish asking the question.
Sincerely,
Lou Anne Wolfe, DVM
Happy Seller
Thanks Tom,
I feel very fortunate that you are keeping a close eye on my house sale. I was confident that you and Bev would handle it just as professionally and as capably as our previous houses (this was number 3). I tell my daughter often that you are working hard to look out for our interest, and you certainly used every opportunity available to promote and sell our house. I brag about you to co-workers, and tell them if they sell in the future, they'll be in good hands. Thank you again for the great job you are doing.

I would like to make you aware of the exemplary job that Tom and Bev Herring recently did on selling our home. As first time sellers, my wife and I were anxious about the numerous decisions that needed to be made, compounded by the fact that it was necessary for me to immediately relocate to Houston while my family remained in Tulsa until the house sold.
From our first meeting to closing, Tom and Bev were extremely patient and responsive with our numerous questions. The advise they provided on pricing and the market in general was straightforward and sound. They did an outstanding job on keeping us informed on their marketing activities and potential buyers who had visited the home.
You are fortunate to have them as part of your team.

They think we are part of the family
We feel that we are BLESSED more than we deserve. We never thought that we would own a home like this one. We owe you a big THANK YOU for being patient with us and helping us through the whole ordeal and promptly answering all our questions and phone calls.
I know that ours was the exception to the rule and, that it was long and drawn out due to the legalities. However, that is where I can really appreciate a husband and wife team and all of the synergys created therein. You were both real troopers and when were down to a short deadline Bev pitched in and even helped us pack. With all we went through we feel like you are kind of an extended family.
Thank you for helping to make our dreams come true.
Stephen Mashburn
(Note: Our client, the seller of the home, filed for bankruptcy and the home went into foreclosure which Mr. Mashburn called the legalities.)
